Often called “The Best Kept Secret in Morgan County”, Painted Hills is a private lake community that offers dual school systems with pickup for both MSD of Martinsville & Indian Creek. This spectacular community offers two lakes, a private clubhouse and bar, a playground with tennis, basketball and volleyball, and SO MUCH MORE!
If you’re looking for privacy but need to be near the city, this location has you to Bloomington in just 30 minutes and downtown Indy in 45 minutes!
Lots are full of mature trees and we see 1-2 new builds in our community each year. Dues are always paid May 1st and are charged Per Owner, not Per Lot. Unimproved Lots (without homes) are $713/year and Improved Lots (with a home) are $950/year.
Pool Passes, Kayak and Boat Stickers, ATV stickers and Holiday Parties are not included with your HOA Dues.
Buildable lots are determined by your ability to install a county approved septic for your home.

Minimum 1,500 sq. footage (1k minimum square footage on main floor for 2 story homes)
County approved septic
No underground, modular, manufactured, prefabricated, double-wide or mobile homes are permitted during or after building
